JC Grading Paving Solution

What We Do

Grading, Paving & Concrete

Every service we offer starts with the same foundation: correct prep, honest scope, and work built to last. We don't cut corners on base work because that's where surfaces fail.

Service 01

Grading & Excavation

Every paving and concrete project starts here. No surface holds up long-term if the ground under it wasn't prepared correctly. We handle the full scope of site preparation before a single load of material arrives.

We do rough and fine grading to establish drainage slopes, land clearing, and excavation for trenches, channels, and footings.

Soil export when material needs to come off-site. Compaction testing at each stage to confirm the base will hold.

Skipping or rushing prep is the most common reason driveways crack and lots fail within a few years. We don't rush that phase.

  • Rough and fine grading for driveways, parking lots, pads, and private roads
  • Excavation for utility trenches, drainage channels, retaining wall footings
  • Land clearing and soil export for projects requiring material removal
  • Aggregate base installation and compaction to spec
  • Drainage slope work that moves water away from structures and surfaces

This is for you if

  • Your yard or lot doesn't drain properly after rain
  • You're preparing a site for paving, concrete, or new construction
  • Your driveway has edge settling, cracking, or soft spots forming
  • You need land cleared and graded before work starts

What to watch for

Water pooling near your foundation after rain, soil eroding along cut banks, a driveway edge that's settled and separating, or yard areas that stay soggy long after a storm. All signs that grading or drainage work is needed before surface work begins.

Service 02

Asphalt Paving

We install asphalt for residential driveways, commercial parking lots, private roads, and pathways across the South Bay. The process matters as much as the material. We don't rush the base, the tack, or the compaction.

We build the aggregate base to spec, apply tack coat for proper bonding, and machine-lay asphalt at the right temperature.

We compact in passes for uniform density and handle transitions to concrete, curb cuts, and drainage slopes. Striping available on request.

We do overlays where the base is still sound. If it's failed, we'll tell you that upfront rather than bury the problem under fresh pavement.

  • Residential driveways, new installs and replacements
  • Commercial parking lots with proper drainage and striping
  • Private roads, HOA lots, and multi-unit property surfaces
  • Asphalt overlays where the base is still structurally sound
  • Pathways, access roads, and service lanes

This is for you if

  • Your driveway has cracks or patches that keep coming back
  • You need a new or replacement driveway or parking lot
  • You've been told to overlay but aren't sure if the base is actually sound
  • You want an honest scope, not an upsell

What to watch for

Cracks running in parallel lines, soft spots that flex underfoot, water pooling at the surface instead of draining off, or edges that are crumbling at the perimeter. These are signs the base has shifted or failed, not just the surface layer.

Completed concrete and paver work

What to watch for

Cracks forming between control joints rather than at them, surface flaking on a slab under 10 years old, sections that flex or sound hollow underfoot, or water pooling toward a structure instead of away. These usually point to base or pour issues that go deeper than the surface.

Service 03

Concrete Flatwork

Concrete looks simple from the outside but there's a lot that determines how long it lasts. Reinforcement, control joints, curing time, and base preparation all affect whether a slab holds up or develops problems within a few years.

We use rebar or mesh for the load, place control joints at the right intervals, and follow proper curing procedures that affect hardness and durability.

Every pour accounts for drainage slopes so water moves away from structures, not toward them.

Driveways, sidewalks, patios, garage slabs, utility pads, curbs, and commercial flatwork. Broom, trowel, or light decorative finishes available.

  • Driveways, aprons, and approach slabs with proper reinforcement
  • Sidewalks, walkways, and ADA-compliant paths
  • Patios, utility pads, garage floors, and outdoor slabs
  • Curbs, gutters, and commercial flatwork
  • Broom finish, trowel finish, or light decorative scoring

This is for you if

  • Your patio, walkway, or driveway is cracked, uneven, or pulling apart
  • You want a new concrete pour done right, not rushed to beat the clock
  • You've had concrete work develop problems within a few years before
  • You need a garage slab, utility pad, or commercial flatwork with proper drainage

Service 04

Asphalt Repairs

Not every pavement problem requires a full replacement. The right repair depends on what's actually wrong. We assess the condition and recommend the approach that fixes the cause, not just covers the surface.

Crack Sealing

Sealing cracks early stops water from getting under the base and accelerating failure. Works well on surface cracks before they widen or spread further.

Pothole Repair

We remove deteriorated material down to a stable base, apply tack coat, fill with hot or cold mix as appropriate, and compact thoroughly. Not just a fill-and-go patch.

Skin Patches & Overlays

For surfaces showing widespread surface raveling, shallow cracking, or minor settling, a skin patch or thin overlay restores function and extends the usable life of the pavement.

Sealcoating

Applied to asphalt in good structural condition, sealcoating protects against water intrusion, UV damage, and fuel spills while refreshing the appearance. Not a substitute for base repair.

Cut and Replace

When the base has failed, patching over it doesn't solve the problem. We cut out the affected section cleanly, repair the base, and repave with proper tack and compaction.

Line Striping

Fresh striping for parking lots, fire lanes, directional arrows, ADA stalls, and loading zones. Done after any paving or sealcoat work as part of the same project.

This is for you if

  • Your pavement has cracks, potholes, or surface deterioration spreading
  • You're not sure whether you need a repair or a full replacement
  • A previous patch failed and you want the cause addressed this time
  • You have a parking lot that needs sealcoating, striping, or pothole work

Service 05

Concrete Repairs

Cracked, settled, or spalled concrete is both a safety hazard and a water management problem. Water finds its way into cracks, freezes and thaws, and undermines the base faster than most property owners realize.

We assess whether the underlying base is still sound or if the failure has gone deeper. Surface issues with an intact base can often be repaired efficiently. When the base has failed or the section is too far deteriorated, we remove and replace cleanly rather than put a cosmetic patch over a structural problem.

  • Crack chasing and sealing to stop water intrusion and prevent further spreading
  • Slab removal and replacement for sections that can't be repaired at the surface
  • Grinding and leveling of high spots and trip hazards on sidewalks and flatwork
  • Spall repair and resurfacing where the face of the concrete has deteriorated
  • Curb and gutter repair for drainage and code compliance

This is for you if

  • Your concrete has cracks wider than a quarter inch or sections that have settled
  • You have a trip hazard on a walkway, driveway, or commercial path
  • Water pools near your foundation or building edge after rain
  • You want the cause addressed, not just a cosmetic patch over a structural problem

What to watch for

Cracks wider than a quarter inch, sections that have settled more than an inch, or concrete that crumbles when you press on the edge are all signs the repair needs to go deeper than the surface.

Service 06

Site Work & Drainage

Support work that doesn't always make the headline but determines how well everything else performs. Drainage problems, poor base work, and improper trenching are behind most surface failures we get called in to fix.

We handle utility trenching and backfill for gas, electrical, water, and sewer work that runs under paved surfaces, sub-base installation for new construction or replacement projects, stormwater management solutions including catch basins, channel drains, and French drains, and site prep coordination for larger builds that need ground work done before other trades arrive.

  • Utility trenching and proper backfill under paved surfaces
  • Sub-base installation and compaction to engineering spec
  • Catch basins, channel drains, and French drain systems
  • Stormwater management that protects surrounding surfaces and structures
  • Site coordination with other trades on construction projects

This is for you if

  • Standing water takes more than 24 hours to clear after rain
  • You're building or paving and need proper site prep completed first
  • Utility work ran under your pavement and left it unsettled or cracked
  • You have drainage affecting pavement life or structures on your property

What to watch for

Standing water that takes more than 24 hours to clear after rain, water stains at the base of foundation walls, pavement settling or heaving near utility lines, or a yard that stays saturated in warm weather. These are drainage or sub-base problems that get worse the longer they're left.

Questions

Common Questions.

What services does JC Grading provide?

JC Grading provides grading and excavation, asphalt paving, concrete flatwork, asphalt repairs, concrete repairs, and site work and drainage services for residential and commercial properties across the South Bay and Peninsula.

What is the difference between grading and excavation?

Grading shapes and slopes the ground so water drains correctly and the base is compacted for what gets built on top of it. Excavation is digging: trenches, footings, and material removal. Most projects need both, which is why JC Grading treats them as one combined service.
